Allan Joyce Architects worked with the Local Council and the appointed contractor to deliver a high-quality residential development within the Grantham Conservation Area. The scheme transforms a redundant garage site and part of the Watergate Car Park into 20 one and two-bedroom apartments, demonstrating how sensitive infill development can regenerate underused urban land while respecting its historic context.
The site occupied a prominent position within the historic Swinegate streetscape but had long been identified as a weak element within the Grantham townscape. The brief was to replace this underutilised site with much-needed housing that would enhance the character of the Conservation Area while making efficient use of previously developed land.
Working within a sensitive heritage setting required a careful balance between conservation requirements, planning policy and the delivery of a viable residential scheme. Our design approach focused on creating a development that responds positively to its surroundings whilst providing attractive, sustainable homes that contribute to the ongoing regeneration of Grantham town centre.
The development has been carefully composed as a series of three-storey buildings with varied roof heights and elevations, reducing the perceived scale of the scheme and reflecting the rhythm of the surrounding streetscape. This approach allows the development to integrate naturally with its historic setting while establishing a strong architectural identity.
The choice of materials and detailing draws on the character of the Conservation Area, incorporating red brick, clay pantile roofs, decorative corbels, brick boundary walls and a feature arched entrance. Traditional elements, including sliding sash windows and distinctive brick lintels, are combined with contemporary features such as full-height glazing and Juliet balconies to create modern homes that respect their historic context.
From concept design through planning and delivery, Allan Joyce Architects worked closely with South Kesteven District Council and Lindum Group to develop a scheme that balances heritage, placemaking and residential quality. The completed development demonstrates how carefully considered architecture can unlock constrained sites, enhance historic town centres and deliver new homes that meet local housing needs.
