Unlocking Land Value to Deliver Affordable Housing and Community Facilities

Allan Joyce Architects were appointed by Evesham Baptist Church to transform a four-acre industrial site into a mixed-use development that would deliver long-term benefits for both the church and the wider community. The vision combined 33 affordable homes with a new church and community facilities, creating a sustainable model that unlocked the value of the site while securing the future of the congregation.

A Different Kind of Development

Unlike a traditional residential development, the primary objective was not simply to build new homes, but to maximise the potential of a land asset to support the Church's wider mission. By bringing forward a carefully considered housing scheme, the site generated the opportunity to provide new community facilities and create a lasting source of value for the organisation.

This approach demonstrates how surplus or underutilised land can be repurposed to deliver both social and financial benefits, enabling charities, faith organisations and other landowners to reinvest in their future while contributing to local housing need.

Creating a Sustainable Community

The residential development delivers 33 affordable homes within a landscape-led masterplan that encourages a strong sense of place and community. Green spaces are woven throughout the development, creating attractive shared environments and reinforcing the relationship between the new homes and the surrounding landscape.

The scheme provides a diverse mix of affordable housing, including apartments, homes for affordable rent and shared ownership properties, helping meet local housing demand while creating an inclusive and balanced neighbourhood.

Our Role

Working closely with Evesham Baptist Church and the wider project team, Allan Joyce Architects developed a scheme that balanced commercial opportunity with community aspirations. Alongside the residential development, we designed a new church and community building, ensuring the wider project delivered lasting value beyond housing alone.
