AJA was appointed by Longhurst Group to undertake a feasibility study and options appraisal for its Grade II listed property in Lincoln. The project formed part of the organisation's wider estate strategy to rationalise its commercial portfolio, improve workplace quality and unlock the potential of underused space.
Following the successful refurbishment of Longhurst Group's Nottingham NG2 offices, vacant accommodation within the Lincoln building presented an opportunity to create a more flexible, commercially viable mixed-use development while respecting the building's historic character.
A detailed assessment of the existing building identified the potential to convert underused upper floors into eight affordable apartments, while redesigning the ground floor to provide modern, flexible office accommodation.
Early engagement with Lincoln City Council's Conservation Team confirmed support for the sensitive approach, particularly the proposed improvements to the historic street frontage and the reuse of the listed building.
The office refurbishment proposals were informed by the principles of the WELL Building Standard, creating healthier, more productive workplaces. Larger areas of glazing increased natural daylight, while rationalised entrances, breakout spaces, quiet working areas and biophilic materials created a welcoming environment that supports staff wellbeing and collaboration.
