AJA was appointed by Rushcliffe Borough Council after winning a design competition to regenerate Cotgrave Town Centre, transforming an outdated 1960s shopping precinct into a vibrant destination for businesses, visitors and the local community.
The project involved the refurbishment of the existing retail parade, the conversion of vacant upper floors into modern office accommodation, and the design of a new public realm to strengthen the town centre and encourage future investment.
Working closely with the Council and project stakeholders, AJA delivered a regeneration scheme that improved commercial viability while creating a more attractive, accessible and welcoming environment.
The existing ground floor retail units were retained and refurbished, while the disused first floor apartments were remodelled to create eight modern business offices, bringing new employment opportunities into the town centre.
The refurbishment transformed the appearance and performance of the existing buildings through a contemporary façade, new elevation treatments and a striking overhanging roof. A double-height entrance space provides a welcoming focal point, improving access and creating a stronger identity for the development.
A second phase introduced a comprehensive public realm scheme inspired by Cotgrave's coal mining heritage. The works included new hard and soft landscaping, a children's play area, raised gabion planters and a larger, fully accessible car park.
These improvements have created safer, more attractive public spaces that encourage people to spend more time in the town centre, supporting local businesses and strengthening community life.
Cotgrave Town Centre has been transformed into a thriving mixed-use destination that provides space to shop, work and meet. By combining commercial refurbishment with high-quality public realm improvements, the project has revitalised the town centre, supported local businesses and created a welcoming environment for residents and visitors alike.
