New Build Apartments for a Developer, Nottingham

The developer bought a property on a quiet backstreet in Burton Joyce, Nottingham. The intention was to demolish the house and they approached Allan Joyce Architects to maximise the potential of the site.

The starting point was to produce a site analysis for the plot, illustrating the sun path, roads, adjacent properties, services, etc.  We produced a couple of site layout options to discuss with the client and then developed the preferred option to discuss with the local planning authority.  The plot had potential for a 3 storey block of apartments if sited sympathetically.  The mass of the apartments was positioned close to the road to maximise the southerly aspect and respect the privacy of the neighbouring properties.  Garages were positioned to the rear, as the single storey buildings would cause no overshadowing of the adjacent gardens.  Access to them was positioned to the north east of the site, as this backed onto the rear gardens of the adjacent dwellings.  The proposed sketch design was well received by the Planners to give the developer the confidence to pursue a formal application. 

The completed three storey building contains twelve large two-bedroom apartments, all with balconies or a patio, off the living room. Large windows ensure that the internal spaces are well lit, especially the main living rooms. Each apartment has a secure garage and a shared south facing garden. We completed detailed drawings for construction, including bathroom and ensuite elevations and plans.
